Inventories

All inventory reports are professionally compiled to recognised industry standards, detailing in full the condition of the property, together with the cleanliness of furniture and fittings. All inventory reports are accompanied by colour photographs.

Check-in

For a Check-in Inventory we meet the Tenant at the property and, as part of the check-in procedure we guide the tenants around the property, reaching agreement on the condition of the property and the levels of cleanliness. This will give an agreed basis for the tenancy and for the return of the property.

Where possible, meter readings will be taken and a signature will be obtained to record agreement with the report. Property keys can be handed over if required.

Mid-Term Report

A mid-term inspection is carried out at an agreed time. This is a vital tool to establish potential problems/damage, the benefit being that any problems/issues can be addressed and sorted promptly in a way that is beneficial to both parties. It helps protect both parties from potential disputes when the tenancy ends. An Interim Report will detail any changes in the condition of the property’s fixtures and fittings.

Check-out

At the completion of the tenancy a thorough inspection is carried out and any changes/issues are noted. This will include any changes compared to the Check-in Inventory regarding the condition and cleanliness of the property and the fixtures and fittings (allowing for fair wear and tear). We will also note any items that are now broken, damaged or missing from the property. Meter readings will be taken.
